Leak repair only, and the roof is the second question

Search for leak detection here and the first page is plumbers, which says something true: a ceiling stain is often not the roof at all. So every call starts by settling whether rain made it — matched to the weather, checked against the bathrooms, supply lines and AC lines above it — before anyone climbs onto the tile.
When the water is coming from the plumbing, we say so, and there is nothing on the roof to quote. When it is the roof, the quote names the detail that failed and prices that alone.

Tell us when the stain changes
Only after rain, on dry days too, or only when a shower upstairs is used: that one answer separates roof water from house water, and it is asked before anyone drives over.
Rule the house out first
Bathrooms and laundry above the stain, supply runs and the AC condensate line in the attic are checked first.
Trace it up through the roof
Once it is rain, the attic is walked under the stain and the roof is read above it — boots, flashing, valleys, cracked or slipped tile — until the detail that let the water in is found.

The failed detail named, photographed and priced in writing before any work.
Four things worth checking on any leak quote
Including ours. A good quote shows how the roofer found the leak, not only what they want to charge for it.
Was rain confirmed
A roof quote for a stain that grows on dry days is a quote for the wrong trade. Ask how they know the water came through the roof.
Does it name the detail
'Repair roof' is not a scope. 'Reset four cracked tiles and replace the pipe boot beneath them' is, and it can be checked afterward.
Was the attic looked at
A quote written from the driveway is a guess at which part of the roof to charge for. The water's path is in the attic.
What license can they show
California licenses roofers under the CSLB C-39 classification. Ask for the number and look it up at cslb.ca.gov before work.
