Note 01How much does it cost to fix a roof leak in Diamond Bar?
Most single leak repairs are estimated at $350 to $1,500, and a typical Diamond Bar repair at about $950 to $1,300. Small fixes caught early can start around $150 to $600, and flashing repairs are estimated at $200 to $600. Wet decking under the tile moves it toward the top. Note 02Who do I call for a water stain on the ceiling, a roofer or a plumber?
Start with when it appears. If it shows up or grows only during or after rain, call a roofer. If it spreads on dry days, sits under a bathroom, or grows when a shower upstairs runs, it is far more likely a pipe or drain, and a plumber is the right first call. We ask that question on the phone before anyone comes out.
Note 03Why does my roof only leak in heavy rain?
Because a light shower runs off and a downpour does not. Heavy or wind-driven rain overloads a valley, rides under a cracked or slipped tile, or gets behind flashing that sheds a drizzle fine. That points at a joint or a damaged piece, not the whole roof.
Note 04Why does it keep dripping after the rain stops?
Soaked decking and insulation drain slowly, and water trapped under tile can keep feeding a leak for hours. But if it drips on hot, dry days too, check the AC condensate line and pan in the attic, or the plumbing above: that is water from inside the house, not the roof.
Note 05Will Flex Seal or roof sealant stop the leak?
Sometimes for a while, on a small dry hole. It does not bond to a wet surface, it does nothing for a cracked tile or the layer beneath it, and smeared over the wrong spot it hides the real entry point. It is a stopgap, not a repair.
Note 06Is a leaking roof an emergency?
Water near a light fixture, a sagging ceiling or a hole in the deck is: call now. A stain that has not grown since the last rain can be booked in a dry week. Left through a whole rainy season, though, a slow leak rots the decking and turns a small repair into carpentry.
Note 07What does an emergency tarp cost?
Roof tarping is estimated at about $175 to $700, depending on the size of the opening and how hard the roof is to reach. On tile, the tarp is laid and weighted so it does not crack more pieces. The tarp and the permanent repair are quoted as separate items.
Note 08Can you find a leak if there is no attic access?
Yes, more slowly. We work from the roof down: lift tile where the stain points, check the flashings and boots, then water-test a section at a time with someone inside watching the ceiling. A small inspection opening in a closet ceiling is sometimes the honest answer.
